The New Nashville
While Nashville is famous for the Grand Ole Opry, Ryman Auditorium, the Ascend Amphitheater, and the lower Broadway area for twangy honky-tonks, music is a byproduct of the greater culture alive in Nashville. And yes, food is also a big deal. Nashville is known for meat-and-three joints and hot chicken, but even more impressive, it has become an incubator for award-winning culinary artists. The restaurant and entertainment scene caters to an appetite for all things locally sourced and artisan in craft.
The culture in Nashville is driven by a community determined to create. Whether that creativity is directed towards the innovation in health care technology or festivals to celebrate any occasion, the quality of life of the residents in nearly every neighborhood is positively impacted. In the past few years, Nashville has seen 900 healthcare startups emerge. Nashville is defined by its neighborhoods, and each one has its own personality and character. Nashville has been ranked within the top 15 cities in the US to live, and makes the top 8 for best places to retire.
While Nashville’s economy does rely on tourism, the metro area of Nashville has an exponentially growing job market and an all-time low for unemployment numbers. Companies such as Amazon and HCA have put down roots in Nashville, contributing to an increase in jobs and substantial economic growth.
With a growing economy comes a growing population; almost 100 people a day are settling in Nashville. The housing market can barely keep up with the influx of people, all indicative of a hot real estate market in 2020.
Homebuilders are in full swing, and home prices are on the rise. The demand for housing proposes opportunities for construction, homeowners and buyers, and investors in both commercial and real estate enterprises. In the downtown corridor projects like Nashville Yards, construction of the new Four Seasons, and the Fifth and Broad are in development. Residential home sales and new construction are thriving in surrounding areas like Rutherford county, now one of the fastest growing counties in the nation.
Nashville is making a name for itself beyond tourism. While the music, the food, and the nightlife will always be a draw to visit this flourishing metropolis, the real estate market is offering a high reward and low risk for investing or living in Nashville in 2020.
